Alex Rance is a Commercial Real Estate Appraiser and Principal with RealEx Inc. Commercial Real Estate Appraisal and Advisory. He is also is the current Chair of the Appraisal Institute of Canada’s London Chapter for 2024-2025. He holds the P.App., AACI, PLE designations and helps provide real property valuation services throughout Southwestern Ontario for conventional mortgage financing, financial reporting, litigation, sales negotiation, expropriation, parkland dedication, and internal purposes.

Alex has appraised hundreds of properties all over Ontario (including GTA), serving private owners, property developers, financiers, asset managers, and various levels of government and government subsidiaries. He has been involved in the valuation of multifamily, retail, industrial, office, self‐storage facilities, golf courses, resorts, institutional facilities, mixed‐use properties, commercial/industrial land, residential development land (low- to high‐density), special use properties, and as-complete developments.

 

Alex previously worked in Toronto’s CBD with KPMG's Real Estate Appraisal & Advisory Group and with Mackenzie Ray Heron & Edwardh Appraisers & Consultants. Alex holds a Bachelor of Commerce degree in Real Estate Management & Corporate Finance, has completed UBC's Postgraduate Certificate in Real Property Valuation and the Canadian Securities Course (CSC), and has been a member of the Appraisal Institute of Canada since 2014. He is also the owner/operator of a small property portfolio in southwestern Ontario, being experienced in renovations, management, evictions, land severance, minor variances, and site plan approvals.
